Dilapidation and CAT-A Fit Out in Milton Keynes – Moorgate House

Acting on behalf of the landlord, Meridian Interiors was appointed to carry out a full dilapidation and CAT-A fit-out of a first-floor office suite in Milton Keynes. The objective was to modernise the space, improve compliance, and enhance its overall appeal in preparation for letting to new tenants. Key requirements included the introduction of a new shower facility, upgrades to existing WC areas, improvements to aesthetics throughout, and enhancements to the entrance doors to create a strong first impression.

Solution

The project commenced with the demolition of the existing communications room and removal of all obsolete data cabling. This space was reconfigured and incorporated into the kitchen area, creating a larger breakout space suitable for future occupiers.

All existing carpet tiles were uplifted, and the floor box layout was reconfigured to suit a modern open-plan office environment. Ceiling lighting was rearranged to complement the revised layout and improve overall illumination.

The existing disabled WC was brought up to current compliance standards. Across all WC areas new duct panel sets and vanity units were introduced in a contemporary two-tone grey colour scheme. New sanitaryware was installed throughout, and stainless-steel soap dispensers and hand dryers were fitted to provide a clean and modern environment.

To ensure regulatory compliance, a new fire barrier was installed above the suspended ceiling due to the size of the office floor area. Damaged ceiling tiles were replaced where required, and a new suspended ceiling was installed within the newly formed shower room lobby. Mechanical extraction was also installed to serve the shower area.

The office was fully redecorated to refresh the internal walls. The existing green internal window frames were spray painted in anthracite grey, giving the space modern appeal.

Vinyl sheet flooring was installed to the tea point and WC facilities, to provide a durable and practical solution. Two new fire-rated entrance doors were installed to the main office suite, designed to match the ground floor entrance doors for visual consistency.

The Result

The completed refurbishment delivered a modern, compliant, and highly lettable office environment. The upgraded facilities, improved layout, and contemporary finishes have significantly enhanced the building’s appeal, providing the landlord with a flexible and attractive space ready for occupation by a new tenant.
